Professional sports facility management

Running a successful community 3G football facility involves far more than opening the gates.

Professional operation requires strategic programming, marketing, maintenance, and genuine community engagement.

With over 27 years of experience in the sports industry, Kick Off Sports specialises in operating community sports facilities through long-term partnerships. Our work includes the Willen Lake 3G pitches with The Parks Trust and the Football Foundation-funded Leah Williamson Pitch with Newport Pagnell Town FC.

These partnerships demonstrate our commitment to professionally managed, high-quality football facilities that maximise participation and long-term success.

Whether you are a football club, a school, a local authority, or a landowner looking for an experienced operator, we have the expertise to help your facility thrive.

Flexible operating partnerships

Every facility is different, so we shape the operating agreement around the venue, its owners and the community it serves.

Full facility operation

A complete operating service

We can take responsibility for programming, marketing, bookings, staffing, maintenance and day-to-day delivery through a long-term agreement.

This approach gives owners an experienced operator focused on participation, performance and the facility's long-term success.

Working with your organisation

A collaborative operating partnership

We can work alongside clubs, schools, councils and community organisations, taking on the operational responsibilities that best match their needs.

Clear reporting and shared priorities keep community access, facility quality and sustainable use at the centre of the partnership.

Responsibilities and commercial terms are tailored to each facility following an initial site review and discussion.

From concept to completion

Project management and facility regeneration

Kick Off Sports also provides end-to-end project management for new sports facility builds, upgrades and regeneration projects.

We can support a project from its earliest planning stages through funding, governing-body requirements, design coordination, contractor delivery, commissioning and handover, ensuring that operational needs are considered from the beginning.

Bringing facilities back into use

We have experience transforming dilapidated and disused ball courts into welcoming, well-used sports facilities in communities where access to high-quality provision has previously been limited.

The aim is to create more than a renewed playing surface: a safe, sustainable facility that increases participation, strengthens local partnerships and contributes positively to the wider community.

Schools educate. We operate venues.

A school’s priority is education. A club’s priority is its members and teams. A local authority has an entire community to serve.

Operating a successful sports facility is a specialist job in its own right.

It means understanding local demand, programming the timetable, building relationships with clubs and community organisations, managing bookings and payments, staffing the facility, maintaining high standards, meeting funding and compliance requirements, controlling costs and continually developing participation and income.

Our role is to bring all of that together — creating a facility that is well used, professionally managed, financially sustainable and valued by the community it serves.

What we take on

  • Programming and timetable management – balancing community, club and commercial use
  • Bookings and financial administration – pricing, payments, invoicing and customer management
  • Marketing and participation growth – building usage and developing new customers and programmes
  • Community and partner relationships – working with clubs, schools, governing bodies and local organisations
  • Staffing and day-to-day operations – ensuring facilities are professionally managed and supported
  • Maintenance and pitch standards – inspections, specialist maintenance and long-term surface care
  • Funding and compliance requirements – understanding and managing the operational commitments attached to funded facilities, including working with organisations such as the Football Foundation and relevant governing bodies
  • Pitch replacement and sinking funds – understanding future replacement costs and ensuring appropriate financial planning is built into the operation
  • Reporting and performance monitoring – tracking usage, participation, income and operational performance
  • Long-term facility development – continually improving participation, sustainability and the commercial performance of the facility

Who we work with

Football clubs

Running a football club is demanding enough without also managing a commercial sports facility. We can take responsibility for the day-to-day operation, helping to maximise participation, community use and income while working alongside the needs of the club.

Schools

Make more of your sports facilities outside school hours. We can manage evening, weekend and holiday use, creating additional income and wider community access without disrupting the school day.

Local authorities

We help local authorities maximise the potential of their sports facilities — increasing participation, improving community access and creating sustainable, well-managed venues. We can also help regenerate older or underused facilities and bring them back to life.

Landowners

If you have land with potential for sport, we can help explore what could work, support the development and funding process, and provide professional long-term operation once the facility is built.

Frequently asked

We are a school with a 3G pitch. What would you actually do?

Take the hours you are not using and build a programme into them: local clubs, leagues, junior sessions, adult casual football. We handle the marketing, the bookings, the money, the on-site supervision and the maintenance regime.

Do you take on facilities you did not build?

Almost always. Most of what we operate was there before we arrived. A tired ball court or an underused astro is often the best opportunity, because the gap between what it earns now and what it could earn is widest.

What sort of agreement are we talking about?

We work through different long-term operating agreements, tailored to the facility, its ownership, funding commitments and community priorities. The right structure is agreed after an initial discussion about the site and your goals.

Do you help with funding as well as operation?

Yes. The two are linked. The Football Foundation and similar funders want to see a credible operating plan before they invest, and an experienced operator attached to a bid makes it stronger.

What happens to the community use we already have?

It gets protected and usually grows. Existing users are the foundation of a healthy timetable. Displacing local clubs to chase a higher rate is how facilities lose the goodwill that keeps them full.

Where else do you operate?

Willen Lake in Milton Keynes through a long-term partnership with The Parks Trust, and the Leah Williamson Pitch in partnership with Newport Pagnell Town FC.
